Stephen J.Giacalone

Facilities Director

In October of 1999, Stephen joined Corporate Facilities Group, Inc. as Operations Manager / Chief Engineer for the Atlanta Veteran Affairs Regional Office. He was very instrumental in the final construction phase, commissioning all systems / equipment, implementing warranty tracking, and establishing the preventive maintenance system. In 2003, Stephen was elevated to the Facility Manger position where his responsibilities now included Operating and Maintenance budgets, Capital Planning / FF&E Management, Contract negotiations and implementations.

During his 8-year tenure Stephen has been involved in numerous Company responses to RFP’s, New Client / Project Implementation Programs, Facility Assessment Evaluation Audit’s, and Disaster Recovery Response. Stephen has welcomed all opportunities that have been asked of him and he is privileged and honored to be a part of the CFG Team.

Stephen started his career in engineering and operations in 1987 with Embassy Suites Hotel. After three years working between the Perimeter and Buckhead Hotels, Stephen was promoted to Assistant Chief Engineer at the Perimeter location in 1990. It was here he learned various facets of facilities maintenance. Stephen’s responsibilities included managing departmental accounts payable / receivables, developing the capital budget, completing vendor inspections / managing contracts, and recruiting / training maintenance engineers. Stephen became very skilled in the financial, asset, and human resource management side of engineering operations. However, the most important aspect he learned in his seven year tenure with Embassy Suites was striving to meet customer’s expectations and in delivering Superior Customer Service.

In 1994, Stephen wanted to strengthen his mechanical abilities and accepted a job and challenge as a Stationary Engineer at the Colony Square Central Plant in Atlanta. The complex is comprised of a 26-story hotel, 1.2 million square foot of office space, two high-rise condominiums and a mall. In this 24/7 operation, Stephen’s duties and responsibilities included the generation, maintenance / monitoring of the equipment that delivers high temperature / high-pressure hot water for heat, approximately 6,000 tons of chillers and cooling capacity as well as all related support pumps and devices for the entire Colony Square development. Stephen was instrumental in developing the preventative maintenance program and inventory control of critical parts for continuous operation. As a Stationary Engineer he gained knowledge of building automation systems, equipment tear downs for annual maintenance, repairs and inspections. Stephen also learned to rebuild pumps from 15 to 125 HP. Stephen and his coworkers were able to substantially reduce operating costs and realize increased savings through in-house repairs.

In 1998, he made the transition to commercial office buildings and went to work as Chief Engineer for Clarion Realty Services at Peachtree Dunwoody Pavilion in Atlanta. Stephen’s responsibilities included day to day operations of the Engineering department, tenant customer satisfaction program, construction / project management, and managing the departmental operational / capital budgets.

Through all of his work experiences Stephen owes a great amount of tribute and respect to all of his Supervisors, Managers, and Co-Workers for the experience and knowledge that they unselfishly and unconditionally have provided him.
